Connolly Land has been involved in a multiple of large-scale redevelopment sites and new build projects acting on behalf of Developers, Investors, Sellers and Land Owners.
We procure and promote sites ranging from 50 – 500+ plots. We are always seeking new opportunities, ideally in more rural, affluent locations.
We acquire sites either on a subject to planning basis, unconditional purchase or via an Option Agreement. With over fifty years of combined experience, we have a proven track record of delivery within the residential sector.
Our aim is to add value, achieved through being involved at the early stages of a project from identification, acquisition, pre-planning and taking through the planning process up until the ready to build stage.
Land Promotion
We work in partnership with numerous landowners, Local Planning Authorities and local stakeholders to bring forward land in the timeliest and most cost-effective manner possible. If the land has no planning permission, we can quickly determine the development potential and give you an honest and detailed appraisal.
Once we are satisfied with our planning overview, we would look to enter either an Option Agreement or Promotion Agreement with you. This will give us an agreed schedule to work to and obtain planning in a reasonably agreed timeframe.
After the submission and approval of planning permission, which usually takes 4-6 months from submission, we then openly market or procure a development partner to build out the development.
As we fund all the upfront costs to obtain planning permission, we then take a share of the sale proceeds. Therefore, it is in our interest to enhance the value throughout the whole process to maximise our return.
Connolly Land has several ongoing Option and Land Promotion Agreements which are being promoted through the planning system in conjunction with landowners or development partners.
